Terms of Use
How the platform may and may not be used.
1. What the platform provides
The platform collects new-mortgage records from county recorder offices and turns them into direct-mail campaigns delivered through a mailhouse. Records are sold as a mailing service, not as raw lists.
2. Direct-mail-only use
Records obtained through the platform may be used for direct mail only. You may not use them to call, text, or otherwise contact the people in them, and you may not resell or redistribute the raw records. These are public records with no calling or texting consent; using them to solicit by phone or text would violate that condition and applicable law (including the TCPA and Do-Not-Call rules).
3. Honest, non-deceptive mail
Mail you send using the platform must clearly identify you as the sender and must not imply that it comes from the recipient's mortgage lender, servicer, or any government agency. Deceptive mortgage or insurance solicitations are prohibited by law and by these terms.
4. Suppression and opt-outs
Addresses on our do-not-mail / suppression list are removed from all records and must not be mailed. Honoring opt-out requests is a condition of using the platform.
5. Compliance is shared
You are responsible for your own licensing and for complying with the mailing, privacy, and solicitation laws of the states you mail into. The platform provides the data and the delivery; lawful use of the mail you send is yours.
6. Payment
Records are purchased from a prepaid wallet balance. Fees are shown before purchase.
7. Changes
These terms are a draft and will be finalized, with legal review, before the platform is offered to the public.
