Every record carries its county filing date, and every market shows its average record age before you buy. Batches are typically days old — a mortgage recorded Tuesday can be in your Thursday mailing.

Do I own the records I buy?

Yes. A batch is a one-time purchase, yours to keep. Mail it once or five times — there's no per-lead meter and no renewal fee.

Can I call or text these leads?

No — and that's deliberate. These are public-record leads licensed for direct mail only. Opt-out and do-not-mail records are suppressed before delivery, which is what keeps the channel compliant.
